If you are a landlord, you are required by law to have a valid Gas Safety Certificate (CP12) for the property being let. This check needs to be carried out yearly and was introduced as a legal regulation in 1988. Failure to provide the certificate and comply with gas regulations is a criminal offence.

A Gas Safety Certificate (CP12) can only be issued by a Gas Safe registered engineer, like our staff at EPC For You.

How long is the certificate valid for?

12 Months

How long does it take to complete the check?

It takes approximately 45 minutes to an hour. The certificate is issued as a ‘pass’ or a ‘fail’.

What is included in the Gas Safety Certificate check?
  • Check appliance for gas tightness
  • Check burner pressure/gas rate against manufacturer’s data
  • Check for satisfactory ventilation provision
  • Check standing and working pressure, if test points are available
  • Check for physical stability
  • Check flue flow
  • Check operation of flame failure devices
  • Check all safety devices are working properly and shutting the appliance off if a fault occurs.
What information is included on the certificate?
  • Description and location of each appliance and/or flue
  • Name, registration number and signature of our Gas Safe registered engineer
  • Date when checked
  • Address of property
  • Name and address of landlord (or agent)
  • Any defects found and actions requires to rectify the defects
  • Confirmation of the results of checks undertaken
